Homes for Sale in Westport MA                                                                                                                                   
Westport is mostly residential, with single family homes.   Westport offers low real estate taxes currently at  $8.48 per thousand in 2022.  Fixer upper homes for sale in Westport start in the $300's. A 3 bedroom ranch in good condition would start around $400,000 and a Colonial home for sale in Westport would start in the $500's.  There are few condos for sale in Westport and not many multi family homes for sale.                        
There are working and preserved dairy and agricultural farms, orchards, vineyards and a quaint village. Westport Point has a working thriving fishing dock where you can buy fresh local lobster right on the dock, adding to this small towns charm.  The schools in Westport are considered good with Niche rating Westport Schools the top 100 safest school out of 237 in MA. The student to teacher ration is 13-1. In 2021 the town built a brand new middle and high school combined school. With a population of around only 16,245 in 2021. Westport has a small town feel and a peaceful quality of life. Mostly undiscovered, this scenic coastal town offers old New England Charm.... Westport boasts low good quality of life in a safe country setting. One of the things I love best about Westport is the peaceful lifestyle. Westport offers beautiful rolling farmland, country stands & farmers markets. With a population of around only 16,245  in 2021. Westport has a small town feel and a peaceful quality of life. Mostly undiscovered, this scenic coastal town offers old New England Charm..... Not to mention some of the best public and private beaches in New England.                                                                    

  The Beaches in Westport MA are arguably some of the best in New England. Town residents have their choice of many uncrowded unspoiled areas that offer great swimming, views, boating, fishing ,picturesque walking trails, birding, surfing, shelling & beautiful sunsets.  All Westport town residents and property owners have access to the Westport town beach called Cherry Webb Beach located at the end of Cherry & Webb Lane.  East Beach, located on East Beach Rd. Knubble Beach located on Beach Ave and Children's Beach on the Westport River.  A seasonal parking pass is $35. For seniors over 65 a pass is $15. An application can be obtained on the towns website                                                                                                  
East Beach, Parking by town permit right on the shoreline. This beach is best for parking and enjoying the views and watching the sunset. The water can be rough and there are no lifeguards. East Beach is located at the end of rte 88 then take a left. There is a small walking trail at the East end ( end of Horseneck Rd. ) Allens Pond Wildlife Sanctuary. The Mass Audubon published a study of the Westport River and Allens Pond, they  counted a whopping total of 109 Osprey nests in 2019. East beach itself is rocky and not the best to walk. 

 Cherry & Webb Beach is The Westport Town Beach and parking is by town permit only. It is located between Bakers Beach ( a private beach ) and Horseneck beach yet Cherry & Webb is much less crowded. This is the best beach for swimming with its white sandy shoreline. It is also good for shelling, beach walks & surfing. Take the first right after the Fontaine Bridge go to end parking lot is on the right and the left. Its a short walking path over the dunes to the waterfront. There are life guards seasonally on site and porta johns.
Children's Beach  Baby Beach If you want calmer water for little ones, the right side parking lot is access to a small beach and picnic area on the Westport River, There is no walking involved. Also provided is a Blue handicap beach access mat and porta john.                                                                                                                                                             
Gooseberry Island Beach located on Gooseberry Island ( end of rte 88 take a right go over the Causeway ) This beautiful island is 73 acres and is actually owned by the state of MA.  It is free to enter and park. Since it is free, the parking area fills up fast. An abundance of birds & wildlife such as deer, seals and snowy owls have been seen there. It has the most Beautiful panoramic views and sunsets.  It has a calm beach on one side and a rough rocky shoreline beach on the other side. There is a Blue handicap beach access mat.  The Boat Ramp access on Gooseberry Beach is best for kayaks. Great fishing can be found and there are hiking trails that lead to concrete observation towers from World War ll. Its open from 8am - 8pm. with a locked gate after hours. ( Beware they really lock it )                                                                          
Horseneck Beach Reservation Westport, Mass is available to the public and spread across nearly 600 acres of barrier beach and salt marsh.  Horseneck Beach is one of the most popular facilities in the Massachusetts State Forests and Parks system.  The sandy 2-mile long beach is breezy all year round, providing excellent wind surfing and relief from sweltering inland temperatures every summer. The combination of ocean beach and estuary habitat makes Horseneck one of the premier birding locations in New England.  Osprey make their home in Westport.  They can be seen quite often flying, catching fish and nesting . The beach is accessible via paying a fee at one of the many parking lots with a short walk to the beach over a boardwalk. Lifeguards and restrooms are provided. For MA residents the parking fee is $13. per car. Non Massachusetts residents pay $40. per car. A MA resident can get an Annual park pass for $60.  ( 2021 rates ) Horseback riding is allowed seasonally from Oct 1 through April 30, when the park is open sunrise to sunset. A Senior Parking Pass is available online! Massachusetts residents aged 62 or older are eligible for a discounted lifetime parking pass. This pass covers the cost of parking at most state parks. including Horseneck Beach only $10. for lifetime.

Knubble Rock Beach  Boaters and beachgoers alike know this point in Westport as the entrance to Westport Harbor — the Point of Rocks at the end of the peninsula that shelters the cove inside, and marks the entrance to the warm waters of the Westport River. The beach leading up to the Knubble is almost untouched,  It’s quiet, off a sandy unpaved road and not much of a walk to a sandy beach to the south and another to the north.  The top of the Knubble Rock is a scramble to get to, but there’s a panoramic view that’s hard to beat — the Westport River to the north, Buzzards Bay to the east and south, and down to the west, the Massachusetts and Rhode Island shoreline. A town parking pass is required to park at Knubble Beach. I've been there on a weekend and there was plenty of parking and just a handful of people. Special parking for Handicap anc There is a Blue handicap beach access mat.

Hiking and Walking Trails in Westport MA.
Note from Karen Martin This year we are finding a higher level of ticks then usual please be careful.                                                                                                    There are many nice and unique Hiking trails preserved for the town residents making  Westport a very special place to live. These trails include :                                           Noquochoke Conservation Area at 418 Pine Hill Rd. This area consists of 20 acres and .7 miles of trails that wind through hardwood forests and a grove of towering white pines. This forested property is the site of a former Boy Scout camp.  It is a unique destination for a hike in the eastern part of Westport. Protection of this area was made possible by the generous land gift of Lucy Keefe. The trails were created in 2015 by Daniel Bellavance and Westport Boy Scout Troop 63.    
 Brookside Conservation Area at 1013 AM. Legion Hwy. Provides scenic access for walkers & fishermen to the banks of Bread & Cheese Brook, the brook was once stocked with trout. Downstream from the parking area, is a granite bridge once used by farmers & mill workers.                                                                                    Headwaters Conservation Area at 184 Blossom Rd. This area has about 2.5 miles of trails that wind through diverse woodland habitats.                                                  Dunham's Brook Conservation area, 1520 Main Rd. Long Loop is 2.9 miles. You may see wildlife such as deer and turkey that are abundant in Westport.                      Westport Woods 573 Adamsville Rd.  this park was protected in 2018 and was once the home to the St. Vincent De Paul Camp. It has 82 acres and 3 miles of trails. The community rallied to save this significant natural and cultural resource, and to create Westport’s first community park. Westport Woods Conservation Park contains 21 acres of open space, almost three miles of trails through 61 acres of forest, and various natural play elements for children. The park is a great place for picnicking and connecting with nature.                                                                                             Old Harbor Wildlife Refuge at 383 Old Harbor Rd. ,                                                 The Let Conservation area, The only public access is by water from the East Branch of the Westport River.  Boat Access Only, No Parking • 62 acres • 1 mile of trails 
  Herb Hatfield Conservation Area at 273 Cornell Rd.  Herb Hadfield is arguably the Westport Land Conservation Trust’s most popular property – and for good reason. With a diverse natural setting, well-maintained trails and boardwalks, and easy access via two parking areas, Herb Hadfield is a place that outdoor enthusiasts of all ages can enjoy.

Forge Pond Conservation Area is nestled between Forge Road and Reed Road. Trails run along the north side of the pond and extend along the Noquochoke River, which feeds the pond. This property is popular with fishermen. Terrain is rolling with some short steep sections over uneven ground.                                                                           Mill Pond Conservation area  62 Reed Road • 8 acres • 0.25 miles of trails
Mill Pond Conservation Area provides a unique visitor exper- ience. An orchard adjacent to the parking lot was established by volunteers in 2015. When these trees mature, they will provide holistically grown apples, peaches and pears for visitors. A trail winds through the orchard, providing a beautiful outdoor experience that includes ample open space for gathering. An additional trail climbs a small ridge behind the meadow and drops down to the bank of the Westport River. Remnants of an old mill dam are a popular attraction. 
  Allen's Pond Wildlife Sanctuary 1280 Horseneck Rd.,  Westport, MA   
Sweeping views of the ocean and Dartmouth MA   Spanning hundreds of acres of protected beach, fields, woodlands, pond, and marsh, Allens Pond offers an extensive trail system that includes ocean and pond views from many vantage points.                                                                                                                             
  Restaurants in Westport, Ma~ Westport is well know as having many good gourmet and seafood restaurants.
  The Back Eddy.  Located on Bridge St has nice Waterfront views and good gourmet specialties. You can eat on the dock. The Back Eddy scallops are a good choice. Open Seasonally 
 Bayside Restaurant located near East Beach with sweeping views of the ocean.  Try their lobster rolls and fried seafood you can't go wrong.Open Seasonally                       Wild  Honey Cafe in Westport village at 670 Main Rd. open for breakfast and lunch Year Round  Offering breakfast sandwiches and Latte's. They use local produce Try the Budda Bowl with roasted vegetables add real roasted turkey breast its my favorite and addictive! They have take out out and a sweet patio area. Order online at

We have bought & sold quite a bit of properties over the last 35 years & have had the fortune of working with some very fine Real Estate agents.
